The proliferation of high speed mobile internet and powerful search engines with mapping facilities has lead, logically, to an increase in buyers and sellers attempting to contract directly. So what future role for the agent?
Most buyers still prefer to have a 'middle-man' help whittle down the massive available choice. This will almost inevitably save time, and it will also ensure that you have considered all options and achieved the market price. Paying over the odds privately to avoid the agency fee is poor economic logic.
And sellers, constantly battered with the news that we are in a buyers market, will want to know they have the best positioned buyer possible; one who is educated in the vagaries of the french system and their legal responsibilities, usually by an agent.
Depending on the circumstances, where an agent has made an introduction between two parties, buyer and seller can be liable for agency fees for years after the event. The normal chronology is that buyer and seller complete the transaction without support, and find themselves liable to pay anyway. Don't risk a legal battle.
If you have found your ideal partner without our help, you may still wish to purchase an independent negotiation service, and/or a legal processes service. Contact us to agree a price.
